Mere Posting is a service provided by real estate brokerages in Ontario for property owners who prefer not to engage a full-service REALTOR®. Instead, they opt for a process akin to For Sale By Owner (FSBO), allowing them to manage the sale independently. By paying a small upfront flat fee to the listing brokerage, their property gains extensive exposure on most of Ontario Realtor boards  (View List of Boards) and the REALTOR.ca website. This approach offers a cost-effective alternative to traditional methods, where significant commissions or fees are paid to the brokerage upon the sale’s completion.

Under the updated real estate rules and regulations, a listing brokerage must act as the seller’s agent to post, modify, or remove a property listing on a real estate board’s MLS® System. However, the extent of additional services provided by the listing agent is determined by the agreement between the seller and the brokerage. This means sellers have the option to use a Flat Fee Mere Posting service to list their property with our brokerage. With Mere Posting, you, as the seller, can utilize our service solely to list and advertise your property on Real Estate Boards  (View List of Boards) and REALTOR.ca while managing the sale process independently. This approach eliminates the obligation to purchase additional services typically offered by REALTORS® under the traditional Full-Service System, such as representing you in negotiations with buyers, other agents, or transactions related to your MLS® listing—services that often result in higher fees paid to the brokerage upon the sale’s closing.

As an added benefit, our brokerage provides support by supplying the necessary paperwork and sale forms. We will also complete these documents with the required information, clauses, and conditions on your behalf when requested. You have the flexibility to choose which services you’d like from our brokerage regarding sale forms and consultations, all included in the flat fee with no additional charges.

An MLS® Listing is a powerful advertising tool that provides your property with wide-ranging and extensive exposure across online platforms, including local Realtor Boards, REALTOR.ca and syndicated websites with Data Distribution Facility (DDF) agreements with REALTOR.ca. Within two business days of our office receiving your order, completing the application and paperwork, and receiving the fee payment, your property listing will be live on REALTOR.ca. Once listed, your property will be accessible to real estate agents and the public across Canada and around the world. Additionally, your listing will be advertised on REALTOR.ca’s affiliated websites through the Data Distribution Facility (DDF) agreement mentioned above.

With the Mere Posting Service, the listing will direct all visitors—whether brokers or private buyers—to contact you directly. This allows you to manage all aspects of the sale process, including scheduling property viewings at your convenience, handling inquiries, and receiving offers directly. You will have full control over the process, and all inquiries will be forwarded to you for showings, offers, and any other matters related to your property. If you choose to work with a broker to find a buyer, you can negotiate a fee with them—this decision is entirely up to you. Alternatively, you can deal directly with unrepresented private buyers, in which case you won’t need to pay any fees to other brokers. The choice is yours, giving you complete flexibility in how you sell your property.

Kijiji and Craigslist are popular platforms for For Sale By Owner (FSBO) property advertising. These websites are free to use, and sellers have full control over the content of their ads. However, each time a new ad is posted, older ads gradually move down the list until they are no longer visible on the first page. To maintain visibility, sellers must either pay to bump their ad to the top or for a featured spot on Kijiji, or repeatedly post new ads throughout the day. Additionally, these platforms lack a map-based search feature, making it difficult for agents and buyers to view all listings in a specific area at once.

In contrast, local Real Estate Boards and REALTOR.ca (MLS.ca) serves as the central listing network for properties, attracting both buyer agents and serious, unrepresented buyers. The platforms offers advanced search capabilities, allowing real estate agents and buyers to easily explore properties in a particular area using a map view. Agents and Buyers can also filter listings based on specific criteria such as price range, property type, size, number of bedrooms and bathrooms, waterfront or beachfront locations, and more. This makes Local Real Estate Boards and REALTOR.ca a more efficient and targeted tools for reaching motivated buyers.

Under the MLS® Rules, the Listing Brokerage is required to offer a commission to the Cooperating Buyer Broker on the MLS® listing. As such, our brokerage offers a nominal commission of $0.01. However, the Buyer Broker may reach out to you to discuss their commission before showing your property to their clients. It’s important to note that, according to the MLS® Rules, the seller is not obligated to pay any commission to a Buyer Broker. The decision to pay a commission—and the amount—is entirely up to you. You have the freedom to negotiate directly with the Buyer Broker if they help find a buyer for your property. Alternatively, you can choose to work with an unrepresented private buyer, in which case no fees or commissions would be involved. This flexibility allows you to tailor the process to your preferences and needs.

There are no additional fees for changes to your MLS® Listing such as extensions, suspension, cancellation, or reinstatement. If you need to make changes just send us an email about the desired change and we will take care of implementing the change or amendment to the listing with no added charge.There are no extra fees for making changes to your MLS® Listing, whether it’s for extensions, suspension, cancellation, or reinstatement. If you need to modify your listing, simply send us an email with the details of the desired change, and we will handle the updates or amendments to your listing at no additional cost.

With a traditional Full-Service MLS® Listing, the seller pays a fee—whether a percentage, a flat fee, or a combination of both—to the listing brokerage. This fee is typically split with the Cooperating Broker upon the sale’s closing and can amount to tens of thousands of dollars, depending on the property’s value. In contrast, with Mere Posting, you only pay an agreed-upon flat fee upfront to the listing brokerage, which is not tied to the property’s value. If you choose to work with a Buyer Broker to find a buyer, you can negotiate the fee you’re willing to pay them. Importantly, you are under no obligation to cooperate with a Buyer Broker. You have the option to accept offers directly from unrepresented buyers, allowing you to avoid paying any additional fees altogether.

REALTORS® are legally and ethically obligated to identify and disclose all material facts that could affect the value of a property to potential buyers, regardless of whether the buyer is their client. Material facts include structural defects, building code violations, unlawful uses of the property (such as unregistered basement apartments), environmental hazards (like UFFI, asbestos, or underground oil tanks), and stigmatized properties. Examples of stigma include properties used for illegal activities such as growing or manufacturing substances like marijuana, properties with a history of serious crimes or incidents (such as suicide, murder, arson, or burglary), and properties believed to be haunted.

The Listing Agreement includes the seller’s consent to the collection and disclosure of such information to potential buyers, meaning sellers have a contractual obligation to provide complete and truthful disclosures. It is strongly recommended that sellers seek independent legal advice to understand any disclosures they may be required to make when listing their property for sale.

MLS® Rules requires reporting of sold and conditionally sold properties within 24 hours and to comply with the rules you are required as soon as you accept a conditional or firm offer on your property to send us an online copy of your sales agreement together with any other broker cooperation forms, and any amendments and waivers. There is no charge for reporting sold property on MLS® System.

Listing period is for a maximum of six months and free extension for another six months.
